City Centre Development Sows the Seeds for New Business Quarter

New-WalkSowden have been sowing the seeds for a new professional business quarter in the centre of a new £30 million office, residential and retail development in the heart of Leicester.

Roy Coley, managing director of Sowden Group, said; “The 115,000 sq ft New Walk development on the former Leicester City Council site is already attracting new businesses to the area, and this process is sure to continue, creating a new business quarter in the city centre.”

Roy was speaking after the topping out ceremony for the new two-acre development which is due to complete at the end of the year.

The development, being carried out by building contractors Sisk, includes 50,000 sq ft of Grade A office space to be occupied by Enderby-based wealth management and employee benefit business Mattioli Woods. The offices will form their new headquarters and bring more than 500 jobs to the site. Also in the development are 54 high-end apartments and 10,000 sq ft of retail space.

Roy also commented; “It won’t be long before there are more people working in the area than when the city council offices were based here.”

“Off the back of this development we are already seeing major employers and professional service companies choosing to locate in the area. The Leicester Mercury, IBM Services and others have already taken space, and I’m sure this trend will continue. Bars restaurants and cafes will be attracted to the area by the increased footfall, as well as new student accommodation coming into the area, and the result will be a busy and bustling professional district to rival any in the region.”

Sisk regional director Kim Shevyn said, “We are extremely pleased to be working with the Sowden Group and creating this prestigious development for the City of Leicester.”

Sowden Group has been, and continues to be, involved in some of the biggest regeneration projects in the centre of Leicester, providing much-needed Grade A office space, retail units and city centre accommodation and we are very pleased to have played an instrumental role in the £300 million Highcross shopping centre development.

Sowden are also involved in residential projects throughout the county of Leicestershire, including major developments in Loughborough and Melton Mowbray. Recent projects include a 3,750 sq m supermarket for Asda and office space in Pioneer Park, Leicester, the Travelodge and Gala Casino in Leicester and Nottingham’s Castle Wharf.

New Homes in Vaughan Way Leicester

vaughan-way-leicester
We are very pleased to announce that we have exchanged contracts with Long Harbour, the alternative real estate asset manager, to deliver 297 new homes for rent on the site adjacent to the Highcross car park in Vaughan Way in the centre of Leicester.

The site, which is now vacant, has recently been the subject of an archaeological dig followed by an engineering exercise to prepare the site ready for piling, all carried out by the Sowden Group.

The site lies within Leicester’s strategic regeneration area, and is directly opposite the new extension of the High Cross shopping centre.

In response to the current demand for homes to rent in the city, Sowden and Long Harbour brought forward new proposals which will substantially increase the number of homes available to the city’s private rental sector.

The site previously had planning permission for a smaller number of homes and more retail outlets. Following a comprehensive re-design with a specific focus on the private rented sector, a new planning consent was granted by Leicester City Council in March 2017. The scheme includes 297 residential units, associated ground floor retail units, car parking spaces and a private residents’ amenity space as well as rooftop gardens and a sympathetic ‘green buffer’ with All Saints, the adjacent church.

Long Harbour will fund the development through The Long Harbour Income Fund, its £214m institutional fund focused on delivering high quality residential homes for rent.

Construction on the empty site is expected to start in the early summer of 2017. We are very pleased to continue to be, involved in some of the biggest regeneration projects in the centre of Leicester, providing much-needed Grade A office space, retail units and city centre accommodation.

Easter weekend saw the launch of our latest development at Windmill Place in Loughborough

As there had already been a lot of interest shown in this development, we decided Easter weekend would be an ideal time to invite people back to view the two lovely show homes now open at Windmill Place.

We are very pleased to report that some of the homes at Windmill Place have already been reserved so things have got off to a really good start for us.

A mixture of lovely 2 and 3 bedroom homes we are confident that due to the design and particular attention paid to the finish, along with the great location next to the canal, that these homes won’t hang around for long.

If you’re looking for a new home please do come to see us. We have two show homes for you to look around and the sales centre is open Thursday to Monday 10am – 5pm.

We look forward to welcoming you to Windmill Place soon.
